Back Bay prices held up, even with fewer sales

Fewer sales did not mean lower prices. That is the short version of what happened in Back Bay this summer.

The Real Estate Data Aggregator counted 88 homes sold in Back Bay in the three months ending August 31, 2026. That is down 16.2% from the same months last year. Still, the median sale price reached $1,450,000, up 5.1%. Fewer deals, but sellers held their ground on price.

Why prices held even as sales slipped

More supply usually softens prices. Back Bay got a little more of both. The Real Estate Data Aggregator counted 116 homes for sale, up 6.4%, and 113 new listings, up 15.3%. But buyers kept showing up. Pending sales rose 3.8% to 81 homes. Demand absorbed the extra inventory without pushing prices down.

Sellers got close to asking price

The average Back Bay home sold at 99.2% of list price, according to the Real Estate Data Aggregator. That is up 1.8 points from a year before. About 21.6% of homes sold above list, also up slightly. Homes sat on the market a median of 26 days, exactly the same as last year. Sellers who priced well were not waiting long.

The national backdrop: rates are a real factor

Back Bay's price gains outpaced the country. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year in August 2026. Back Bay's 5.1% gain more than doubled that. Nationally, though, mortgage rates topped 7% for the first time since January 2025 in September 2026, according to Realtor.com. Rates rose nearly 40 basis points over just four weeks. That kind of move slows buyers everywhere, and Back Bay felt it in the sales count.

In short
  1. Back Bay prices rose 5.1% to $1,450,000 even as 16.2% fewer homes closed.
  2. Homes sold in 26 days and at 99.2% of list.
  3. Supply ticked up, but pending sales rose too.
  4. The market tightened a little, not a lot.

One thing worth knowing: ZIP 02116 covers a lot of ground. One block on Marlborough Street can read very differently from one on Boylston. These numbers tell the story of the whole ZIP code. Your street may be ahead of it or behind it.
