Charlestown prices climbed, even as buyers got a bit more room
The big number first: the Real Estate Data Aggregator counted a median sale price of $1,165,000 in Charlestown (ZIP 02129) for the three months ending August 31, 2026. That is up 11% from the same stretch a year before. For homeowners, values held up well. For buyers, the frenzy cooled a little.
Nationally, the Federal Housing Finance Agency reported U.S. prices rose 2.6% year over year through July 2026. Charlestown's 11% gain ran well ahead of that. But the bidding-war picture changed.
Fewer homes sold above list. That matters.
The Real Estate Data Aggregator shows 37.9% of Charlestown homes sold above list price in the three months ending August 31, 2026. That sounds solid until you see the change: down 21.9 points from a year ago. That is a big shift. Homes still sold, but buyers were not piling on the way they were.
The average sale-to-list ratio was still 100.6%, per the Real Estate Data Aggregator. So homes were selling at or just above asking. But that ratio slipped 1.4 points from a year ago. Pricing your home right matters more now than it did.
More homes, a little more time
Buyers had more to look at. The Real Estate Data Aggregator counted 42 homes for sale in Charlestown during those three months, up 35.5% from a year before. New listings rose 7%, to 76. Months of supply ticked up 0.3 months to 1.4 months. Still very tight, but looser than last year.
Homes took a little longer to sell, too. The Real Estate Data Aggregator put the median days on market at 19 days, 4 days longer than the same period in 2025. Not slow. But not the sprint it was.
Demand is still there
The Real Estate Data Aggregator counted 95 homes sold in Charlestown over those three months, up 9.2% from a year ago. Nearly half, 45.7%, went under contract within two weeks of listing. That share dropped 9.9 points year over year, but it still means a well-priced home moves fast.
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Charlestown did not see that same pressure on prices, but the rate environment is real for every buyer here.
- Charlestown prices climbed 11% year over year to $1,165,000. Homes still sold at 100.6% of list on average.
- But above-list sales dropped sharply, inventory grew, and homes took 4 more days to sell than last year.
- The market is healthy.
- It just rewards good prep and honest pricing more than it used to.
One more thing: these are ZIP code numbers. One street in Charlestown can read very differently from the whole 02129 picture. If you want to know what the numbers look like for your block specifically, just reach out.
