Charlestown prices rose, even as homes took a little longer to sell
Here is the number that matters most for Charlestown homeowners right now. The Real Estate Data Aggregator counted a median sale price of $1,165,000 in ZIP 02129 for the three months ending August 31, 2026. That is up 11% from the same months in 2025. Prices moved up, even as the pace slowed a little.
For context beyond Charlestown, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. Charlestown's 11% gain ran well ahead of that national number.
Homes are selling, just not as fast as last year
The Real Estate Data Aggregator put the median days on market at 19 days for the three months ending August 31, 2026. That is 4 days longer than the same period in 2025. Not a big shift, but worth knowing if you are pricing a home.
More homes to choose from, but buyers are still paying close to list
The Real Estate Data Aggregator counted 42 homes for sale in Charlestown during those three months. That is up 35.5% from a year before. More supply is good news for buyers. Even so, the average sale came in at 100.6% of list price, meaning sellers still got just above what they asked.
That 100.6% sale-to-list figure is down 1.4 points from a year ago, per the Real Estate Data Aggregator. So the edge has softened a little. But sellers are still not leaving money on the table.
Nearly half of homes went under contract within two weeks
The Real Estate Data Aggregator found that 45.7% of Charlestown homes went under contract within two weeks of listing, for the three months ending August 31, 2026. That is down 9.9 points from the same period in 2025. So fewer homes are flying off the shelf instantly, but close to half still are.
Mortgage rates are adding pressure nationally
CNBC reported the average 30-year fixed mortgage rate hit 7.49% as of October 7, 2026. That is the highest since January 2025, according to Realtor.com. Higher rates slow buyer demand everywhere, including here. That is part of why the pace in Charlestown has eased a bit from last year.
Realtor.com also noted that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Charlestown has not followed that pattern on price. But it is a reminder that the national picture and the local one do not always match.
