East Boston has more choices, and buyers are still moving
More homes hit the market in East Boston this summer. That is real. But buyers kept showing up too, and that changes the story.
The Real Estate Data Aggregator counted 128 homes for sale in ZIP 02128 in the three months ending August 31, 2026. That is up 33.3% from a year before. New listings rose 23.8% too, to 161. So yes, buyers have more to look at.
But 97 homes actually sold in that same window, up 22.8% from 2025. More supply, and more sales. That is not a one-sided shift.
Sellers still outnumber buyers, but East Boston is holding its own
Redfin reported that in Boston, sellers outnumbered buyers by 7.4% in September 2026. That is real pressure. But in East Boston, the Real Estate Data Aggregator shows homes are moving faster, not slower.
Twenty-six days to a sale. The Real Estate Data Aggregator puts that at 9 days shorter than the same stretch in 2025. Realtor.com reported Boston days on market rose 6 days year over year in September 2026. East Boston ran the other direction.
Prices dipped a little. Offers did not.
The Real Estate Data Aggregator put the median sale price in ZIP 02128 at $698,250 for the three months ending August 31, 2026. That is down 2.3% from a year before. A small dip, not a slide.
Realtor.com reported Northeast median list prices fell 3.8% year over year in September 2026. East Boston's 2.3% drop is smaller than that regional number.
The Real Estate Data Aggregator shows the average sale price came in at 98.8% of list, up 1.1 points from 2025. Sellers are not giving much away. And 20.6% of homes sold above list price, up 0.3 points from last year.
Nearly 3 in 10 homes went under contract fast
The Real Estate Data Aggregator counted 28.8% of East Boston homes going under contract within two weeks of listing. That is up 2.7 points from a year before. Priced right, homes are still moving quickly.
One thing to watch: pending sales
The Real Estate Data Aggregator counted 73 pending sales in ZIP 02128 for the three months ending August 31, 2026. That is down 17% from 2025. Fewer homes in the pipeline could mean the next few months get quieter. Worth watching.
Months of supply sits at 4, per the Real Estate Data Aggregator, up just 0.3 months from last year. That is still a relatively tight market, even with more listings.
What this means if you own a home here
Buyers have more choices now. That is just true. A home that is priced a little high or shown a little rough will sit longer than it would have two years ago. The ones priced well are still moving in under a month.
- East Boston saw more listings, more sales, and faster closings in the three months ending August 31, 2026. Prices dipped 2.3%, but sellers averaged 98.8% of asking.
- The market shifted a little toward buyers.
- It did not flip.
One more thing: these are ZIP code numbers. One street in East Boston can read very differently from the whole 02128 picture. Your block matters.
