East Boston has more listings, and buyers are still moving

Here is the one thing that stands out right now. The Real Estate Data Aggregator counted 128 homes for sale in East Boston in the three months ending August 31, 2026. That is up 33.3% from the same stretch in 2025. More supply usually means buyers slow down. In East Boston, they did not.

That 26-day median is 9 days shorter than a year ago, according to the Real Estate Data Aggregator. Realtor.com reported Boston-wide days on market rose 6 days year-over-year in September 2026. East Boston moved the other way. Good homes are still moving fast here.

Prices dipped a little

The Real Estate Data Aggregator put the median sale price in East Boston at $698,250 for the three months ending August 31, 2026. That is down 2.3% from the same period in 2025. A small dip, not a drop. Realtor.com also noted Northeast median list prices fell 3.8% year-over-year in September 2026, so East Boston is holding up better than the region overall.

Sellers are still getting close to asking

The Real Estate Data Aggregator shows homes in East Boston sold at 98.8% of list price on average. That is up 1.1 points from a year ago. And nearly 3 in 10 homes (28.8%) went under contract within two weeks of listing, up 2.7 points year-over-year. That tells you prep and pricing still matter a lot.

Rates are making buyers work harder

CNBC reported the average 30-year fixed rate climbed to 7.49% as of October 7, 2026. That is real pressure on monthly payments. CNBC also noted mortgage purchase applications fell 2% for the week. Pending sales in East Boston were down 17% year-over-year, according to the Real Estate Data Aggregator. So not every buyer is charging in. But the ones who are? They are moving.

  1. East Boston added inventory and sold homes faster, even as rates pushed past 7%.
  2. Prices slipped 2.3%, but sellers are still landing at 98.8% of list.
  3. The market is balanced enough to give buyers real options, and tight enough that well-priced homes are not sitting.

One more thing. These numbers cover all of East Boston (ZIP 02128). One street can read very differently from the whole ZIP. A condo near the waterfront and a two-family a few blocks inland are not the same story. As of October 11, 2026, that is what the data shows. Your block may be different.
