East Boston has more listings, and buyers are still showing up
More homes hit the market in East Boston this summer. That is the headline. But here is the part that matters: buyers kept showing up anyway.
The Real Estate Data Aggregator counted 128 homes for sale in East Boston in the three months ending August 31, 2026. That is up 33.3% from the same stretch in 2025. More supply usually means buyers slow down and get picky. Not here.
The Real Estate Data Aggregator counted 97 homes sold in that same period. That is up 22.8% year over year. Supply went up, and so did sales. Both at once.
Homes are moving faster, not slower
Realtor.com reported that Boston days on market rose 6 days year over year in September 2026. East Boston went the other way. The Real Estate Data Aggregator put the median days on market at 26 days, which is 9 days shorter than the same period in 2025. That is a meaningful gap.
Prices dipped a little, but sellers are still getting close to asking
The Real Estate Data Aggregator put the median sale price at $698,250 in East Boston for the three months ending August 31, 2026. That is down 2.3% from a year ago. A small dip. But sellers averaged 98.8% of their list price, up 1.1 points from last year. Homes are not selling for less because buyers are weak. They are selling for less because list prices came down a touch.
About 1 in 5 homes sold above list price. The Real Estate Data Aggregator put that share at 20.6%, up 0.3 points from last year. Not every home drew a bidding war, but plenty did.
Nearly 3 in 10 homes went under contract within two weeks
The Real Estate Data Aggregator found that 28.8% of East Boston homes went under contract within two weeks of listing. That is up 2.7 points from a year ago. When buyers see something they want, they are still moving fast.
One honest note on pending sales
Pending sales dipped. The Real Estate Data Aggregator counted 73 pending sales, down 17% from a year ago. That is worth watching. It could mean the pipeline slows a bit heading into fall. It does not cancel out the strong closed sales, but it is a real signal.
The wider picture
Realtor.com reported that Northeast median list prices fell 3.8% year over year in September 2026. Mortgage rates topped 7% that same month, per Realtor.com. Those are real headwinds for buyers across the region. East Boston's numbers held up well against that backdrop.
- East Boston added a lot of listings this summer.
- Buyers absorbed most of them.
- Prices eased a little, but sale-to-list stayed strong at 98.8% and homes sold in a median 26 days.
- More choice for buyers, real competition for sellers.
- Both sides have something to work with.
One thing to keep in mind: the whole ZIP code is one number. One street can read very differently from another. Your block, your building type, your price range all matter.
