East Boston moved faster even as the wider Boston market slowed

These numbers cover the three months ending July 31, 2026, for East Boston (ZIP 02128). One street can read very differently from the whole ZIP, so take the big picture as a starting point, not a final answer.

Here is the headline fact: Realtor.com reported that Boston metro homes took 6 more days to sell year over year in September 2026. East Boston went the other way. The Real Estate Data Aggregator counted a median of 25 days on market, 4 days shorter than a year ago. Good homes here are moving faster, not slower.

Negative means homes sold faster than a year ago. East Boston moved in the opposite direction from the wider metro.

Sales volume backed that up. The Real Estate Data Aggregator counted 104 homes sold in East Boston, up 31.6% from the same three months in 2025. More homes sold, and they sold faster. That is a real shift.

Supply shrank while demand grew

The Real Estate Data Aggregator counted 132 homes for sale, down 7% from a year ago. New listings rose 5.7% to 185, so sellers did show up. But buyers absorbed them quickly. Months of supply dropped 1.6 months to 3.9. That is a tighter market than last year.

Price: nearly flat, not falling

The median sale price was $685,000, down just 0.7% from a year ago according to the Real Estate Data Aggregator. That is a small dip, not a slide. Homes still closed at 98.7% of list price on average, up 0.3 points year over year. Sellers are not giving much away.

About 22.1% of homes sold above list price, down 2 points from last year. So bidding wars are a little less common, but still happening for roughly 1 in 5 homes. Realtor.com noted mortgage rates topped 7% in September 2026, and CNBC reported the average 30-year fixed rate hit 7.30% that same week. Higher rates cool some buyers, but East Boston's numbers held up anyway.

Nearly 3 in 10 homes went under contract within two weeks

The Real Estate Data Aggregator shows 29.9% of East Boston homes went under contract within two weeks of listing. That is down 3.8 points from a year ago, so the very fastest end of the market softened a little. Still, nearly 3 in 10 homes found a buyer that quickly. Buyers who wait on a well-priced home can miss it.

The bigger picture

Realtor.com also reported that Northeast median list prices fell 3.8% year over year in September 2026. East Boston's median sale price dipped only 0.7%. This neighborhood is holding its value better than the broader region.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. East Boston's median price moved in the opposite direction, but by less than 1%. That small gap matters less than the fact that sales volume and speed both improved here.

For renters watching the market: Realtor.com reported that the median asking rent for 0-2 bedroom rentals in the Boston-Cambridge-Newton metro was $2,959 in August 2026, down 2.4% from a year before. That same report showed 31.5% of rental listings were offering concessions. Rents are easing a little, but buying in East Boston still means competing in a market where homes are selling faster than last year.
