Jamaica Plain has more listings, but buyers are still paying up

More homes are hitting the market in Jamaica Plain. That is real. But the data shows buyers are not backing off. More than half of homes still sold above list, and the average sale came in at 102.4% of asking. Pricing your home right matters more now, not less.

The Real Estate Data Aggregator counted 93 homes for sale in ZIP 02130 during the three months ending July 31, 2026. That is up 40.9% from the same stretch in 2025. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes. Jamaica Plain's jump is much bigger than the national pace.

Buyers are still competing hard

The Real Estate Data Aggregator shows 53.4% of Jamaica Plain homes sold above list price in the three months ending July 31, 2026. That share is up 7.3 points from a year before. More inventory has not cooled competition on the homes buyers actually want.

Speed backs that up. The Real Estate Data Aggregator found 56.6% of Jamaica Plain homes went under contract within two weeks of listing. That share ticked up 1.2 points from 2025. The median home found a buyer in just 20 days.

Prices are up, too

The Real Estate Data Aggregator put the median sale price in ZIP 02130 at $857,500 for the three months ending July 31, 2026. That is up 6.5% from the same three months in 2025. For context, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026. Jamaica Plain is running more than twice the national pace.

The national picture is different

Nationally, the story is softer. Realtor.com reported 20.8% of listings took a price cut in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. Those headwinds are real. Jamaica Plain is holding up better than most, but they are worth knowing.

What this means for you

If you are selling: more listings means more competition. The homes that priced right still moved in 20 days and drew offers above ask. The ones that did not price right are sitting longer. That 2-month supply is still tight, but it is 0.6 months more than last year. Small shifts add up.

If you are buying: 184 new listings came to market in the three months ending July 31, 2026, up 17.9% from 2025 per the Real Estate Data Aggregator. More choice is real. Just know that strong homes are still drawing real offers above asking.
