Lower Cape buyers are still moving fast

Mortgage rates topped 7% in September 2026, the first time since January 2025, according to Realtor.com. Higher rates usually slow things down. In the Lower Cape, they did not.

The Real Estate Data Aggregator counted 90 pending sales against just 88 homes for sale. That means buyers were chasing more homes than existed. That is what tight demand looks like.

02633: Chatham area moved quickest

The Real Estate Data Aggregator counted 41 homes sold in ZIP 02633, up 20.6% from the same period in 2025. The median sold in just 19 days, 11 days shorter than a year ago. More than half, 53.7%, went under contract within two weeks of listing. That share jumped 15.5 points year over year.

The median sale price in 02633 was $1,335,000, up 1.6% from a year before. Sellers got 96.8% of their list price on average, up 1 point from 2025. Months of supply dropped to 3.3, down 0.5 months year over year.

02653: Orleans area, more sales and faster contracts

The Real Estate Data Aggregator counted 30 homes sold in ZIP 02653, up 25% from a year ago. Pending sales hit 37, up 37% year over year. That is a big jump. Homes for sale fell 35.1% to just 37 active listings.

The median sale price in 02653 was $799,500, down 16.1% from a year ago. Prices dipped, yes. But 20% of homes still sold above list price, up 7.5 points from 2025. And 40.5% went under contract within two weeks, up 14.6 points. Buyers were still competing.

02650: Tightest supply on the Lower Cape

The Real Estate Data Aggregator counted just 7 homes for sale in ZIP 02650 and 7 new listings in the same period. Supply was extremely thin. Months of supply sat at 2.1, the lowest of the three ZIPs.

The Real Estate Data Aggregator showed 30% of homes in 02650 sold above list price. Sellers got 98.5% of list on average. The median sale price was $1,968,050. Ten homes sold and 12 were pending, more buyers than closings.

The rate picture

Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That raises monthly payments on every price point. Even so, the Lower Cape data through July 31, 2026 showed buyers moving fast across all three ZIPs.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month in July, prices were up 0.3%, seasonally adjusted. Prices nationally are still moving, just more slowly.

What this means for you

If you own here: serious buyers are still active. Supply is low in all three ZIPs. Homes priced well are still going fast, some in under two weeks.

If you are buying: competition is real, especially in 02633 and 02650. But 02653 saw a price dip, and more new listings came to market, up 7.5% year over year. There are options.
