Metrowest has more listings, but buyers are still showing up

Here is the one fact that changes what you should do right now: supply is up, but demand kept pace. The Real Estate Data Aggregator counted 508 homes for sale across Metrowest in the three months ending August 31, 2026, up 12.6% from a year before. Pending sales rose 11.5% in the same period, to 726. More listings did not slow buyers down.

So what does that mean? Buyers have a few more options than they did last summer. But they are still showing up and going under contract. For sellers, that is good news. It is not a signal to sit back on price.

The national picture adds some context

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. That is the backdrop Metrowest sits against. Nationally, Redfin reported that the weekly average mortgage rate hit 7.4% on October 8, a three-year high. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Those rates matter. They slow some buyers. But in Metrowest, pending sales still grew.

Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Metrowest is not immune to that pressure. Pricing and preparation matter more when supply is growing, even in a market where buyers are still active.

How each ZIP code looked

The market reads differently street by street. Here is what the Real Estate Data Aggregator counted across each ZIP in the three months ending August 31, 2026.

Speed: most homes are still moving fast

The Real Estate Data Aggregator shows that most ZIPs are still seeing homes go under contract in under three weeks. A few stand out on both ends.

Dover (02030) and Weston (02493) are the two ZIP codes where homes are sitting longest. The Real Estate Data Aggregator counted a median of 41 days in Dover and 44 days in Weston. That is 18 and 19 days longer than a year before, respectively. Not every home is flying off the shelf.

Where buyers are still going over list price

Even with more supply, overbidding is still happening in most ZIP codes. The Real Estate Data Aggregator counted these shares of homes that sold above list price in the three months ending August 31, 2026.

Dover is the honest exception here. The Real Estate Data Aggregator shows only 5% of Dover homes sold above list, down 28.3 points from a year before. Months of supply there rose to 4.1. That is a different conversation than the rest of Metrowest.

What this means if you are selling

More listings are coming. New listings across Metrowest rose 13.4% year over year, the Real Estate Data Aggregator counted. But buyers absorbed nearly all of it. Homes that are priced right and prepared well are still going under contract fast. Homes that are not are sitting. The gap between those two groups is wider than it was last year.

Realtor.com reported that nationally, 20.8% of listings took a price cut in September. The Federal Housing Finance Agency reported that U.S. house prices rose just 2.6% year over year through July 2026. The market is not collapsing, but the cushion for overpricing is thinner.

What this means if you are buying

You have more to look at than you did a year ago. The Real Estate Data Aggregator shows 508 homes for sale across Metrowest, up 12.6%. That is real. But in most ZIP codes, well-priced homes are still going under contract in under three weeks. Fast decisions still matter in most of this market.

Mortgage rates are a real factor. Redfin reported a weekly average of 7.4% on October 8. That is the highest in three years. Budget accordingly before you start touring.

In short
  1. Metrowest inventory is up 12.6%, and new listings rose 13.4%, both per the Real Estate Data Aggregator.
  2. But pending sales rose 11.5% in the same window.
  3. Buyers are still here.
  4. Pricing and prep matter more now than they did last summer, because the homes that are not right on both are the ones sitting.

One more thing: these are ZIP code numbers. One street can read very differently from the whole ZIP. If you want to know what your block looks like, text me your address.
