Mid Cape still looks tight, even with more listings coming on

Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. That sounds like relief. But Mid Cape is not the national market.

The Real Estate Data Aggregator counted just 270 homes for sale across Mid Cape in the three months ending July 31, 2026. In that same period, 454 homes sold. Supply is still thin, even if a few more listings are trickling in.

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. That matters for buyers here who need financing, and it matters for sellers trying to price right.

New listings are up, but demand is keeping pace

The Real Estate Data Aggregator counted 483 new listings across Mid Cape in the three months ending July 31, 2026. That is more supply coming on. But pending sales hit 451 in the same period. Buyers are absorbing nearly every home that appears.

Prices moved up in most ZIP codes, but not all

Most of Mid Cape saw prices rise year over year. A few ZIP codes dipped. Not every street moved the same way.

ZIP 02660 led at a median of $827,500, up 9.6% from a year earlier per the Real Estate Data Aggregator. ZIP 02631 hit $735,000, up 13.5%. ZIP 02675 reached $699,000, up 12.4%.

ZIP 02638 slipped to a median of $652,000, down 36.4% year over year per the Real Estate Data Aggregator. ZIP 02670 came in at $654,500, down 20.7%. ZIP 02646 landed at $570,000, down 17.4%. Smaller ZIP codes with fewer sales can swing hard on just a handful of transactions.

Speed: most homes are going fast, some are not

The Real Estate Data Aggregator found that in ZIP 02645, the median home sold in 12 days. In ZIP 02670, it was 13 days. In ZIP 02646, it stretched to 33 days, even though nearly half the homes there sold above list price.

Above-list sales: common, but not guaranteed

The Real Estate Data Aggregator counted 47.6% of homes in ZIP 02646 selling above list price. ZIP 02664 was close, at 42.9%. But in ZIP 02671, only 9.1% of homes sold above list. In ZIP 02641, none did.

Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Mid Cape is not seeing that broadly, but a few ZIP codes are showing softer conditions. Pricing still has to be sharp.

Months of supply: still well below a balanced market

A balanced market typically runs around six months of supply. The Real Estate Data Aggregator put ZIP 02660 at just 1.1 months. ZIP 02646 was at 1.5 months. ZIP 02671 was the loosest at 4.5 months, still below balance.

In short
  1. Mid Cape added more listings in the three months ending July 31, 2026, and Realtor.com confirms supply is growing nationally.
  2. But the Real Estate Data Aggregator shows Mid Cape still had only 270 homes for sale against 454 sales.
  3. Buyers have a little more to look at in some areas.
  4. Sellers still hold an edge in most.
  5. Pricing and timing still matter, a lot.
