More choice in Charlestown, but it is still a tight market

The big shift: Charlestown has more homes to look at. The Real Estate Data Aggregator counted 42 homes for sale in ZIP 02129 in the three months ending August 31, 2026. That is up 35.5% from the same stretch a year ago. Buyers can compare a few more options. Sellers still own a tight market, but the easy days of any price sticking are easing a little.

For context, Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. The trend is the same direction locally and nationally: more supply is coming to market. In Charlestown, though, 1.4 months of supply is still very low. A balanced market is closer to six months.

Prices are still moving up. The Real Estate Data Aggregator put the median sale price in 02129 at $1,165,000 for the three months ending August 31, 2026. That is up 11% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Charlestown is running well ahead of that national pace.

Homes are still selling fast, just not quite as fast

The Real Estate Data Aggregator showed a median of 19 days on market in Charlestown. That is 4 days longer than a year ago, a small but real shift. Nearly half of homes, 45.7%, went under contract within two weeks of listing. That share is down 9.9 points from last year, so the very fastest sales are getting a little less common.

Sellers are still getting over asking, but the edge is smaller

The Real Estate Data Aggregator put the average sale-to-list ratio at 100.6% in 02129. Homes sold for a hair over asking on average. That is down 1.4 points from a year ago. The share of homes that sold above list price fell too, from about 60% to 37.9%, a drop of 21.9 points. Most homes still close at or above list, but overbidding wars are less automatic now.

Mortgage rates are adding pressure on the buyer side. Realtor.com reported rates climbed back above 7% for the first time since January 2025. Redfin reported the weekly average hit 7.4% on October 8, 2026, a three-year high. That pushes monthly costs up and slows some buyers down, which is part of why homes are sitting a few more days.

New listings are up too

The Real Estate Data Aggregator counted 76 new listings in Charlestown in the three months ending August 31, 2026. That is up 7% from a year ago. More owners are choosing to sell. With 95 homes sold in the same window, demand is still absorbing supply quickly. Pending sales came in at 70, down just 2.8% from last year, so buyer interest is holding steady.
