More deals are getting done in The Fenway & Kenmore Square
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That is real pressure. But in The Fenway & Kenmore Square, buyers did not stop. The Real Estate Data Aggregator counted 42 homes sold in the three months ending August 31, 2026. That is up 55.6% from the same stretch a year before.
Pending sales tell the same story. The Real Estate Data Aggregator counted 35 homes under contract, up 59.1% from a year ago. That pipeline points forward. Deals already in motion mean the activity you see now is not a one-month blip.
Prices held up here, even as the Northeast softened
Realtor.com reported that median list prices fell 3.8% year over year across the Northeast region. The Fenway & Kenmore Square went the other way. The Real Estate Data Aggregator put the median sale price at $744,500, up 4.1% from a year ago. That gap is worth noting if you own here.
Homes are taking a little longer to sell, and that is honest
The Real Estate Data Aggregator put the median days on market at 46 days. That is 26 days longer than the same period last year. Not every home is flying off the shelf. Sellers who price carefully are still closing. The sale-to-list ratio came in at 97.6%, only 1.8 points below last year. Most homes are landing very close to asking.
The share of homes that sold above list price did fall. The Real Estate Data Aggregator put it at 7.1%, down 18.8 points from a year ago. Bidding wars are rarer now. That is a real shift. But nearly 3 in 10 homes, 28.6% per the Real Estate Data Aggregator, went under contract within two weeks of listing. That is actually up 5.9 points from a year ago. Price it right and it can still move fast.
More homes came to market, and buyers absorbed them
The Real Estate Data Aggregator counted 45 new listings in the three months ending August 31, 2026. That is up 18.4% from a year ago. More supply usually cools a market. Here, buyers kept pace. Months of supply actually fell, down 0.8 months to 3.1 months per the Real Estate Data Aggregator. Demand absorbed the new inventory.
What about rates?
Yes, rates are high. Realtor.com reported the weekly average hit 7.32% for the four weeks ending October 25, 2026. That puts a real monthly payment on any purchase. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Borrowing costs are up, but so is the value of what people already own here.
