More homes hit the market, but buyers are still showing up
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 702 new listings across the Primary market in the three months ending July 31, 2026. That is up 15.5% from a year before. More homes came to market. But 600 pending sales also came in, up 6.4% from a year ago. Buyers kept moving. Both things are true at the same time.
Realtor.com reported active listings nationally were up 6.3% from a year ago, the fastest pace in at least six months. Our market outpaced that. The Real Estate Data Aggregator shows the Primary market added new listings at more than double that national rate.
What more supply actually means
More listings give buyers more to compare. That is good for buyers. For sellers, it means pricing and prep matter more than they did a year ago. Buyers are not gone, but they have options now. A home that is not priced right sits longer.
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is real money on a monthly payment. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. Buyers who are moving anyway are moving fast when the right home shows up.
How each ZIP code read in the same period
The story is not the same everywhere. Here is what the Real Estate Data Aggregator counted ZIP by ZIP for the three months ending July 31, 2026.

A few things worth noting
02492 saw new listings jump 40% and pending sales jump 53.6%. That is a lot of activity at a median sale price of $1,764,000. The Real Estate Data Aggregator also shows 66% of homes in 02090 went under contract within two weeks of listing, up 6.7 points from a year before. Speed there actually got faster even as supply thinned.
02021 had the biggest new listings jump of any ZIP, up 61.6%. Homes for sale there rose 66.7%. Yet 67.7% of homes went under contract within two weeks. Buyers absorbed a lot of new supply very quickly.
On the price side, most ZIPs saw small dips. 02026 was down 6.1% year over year. 02021 was down 10%. 02131 was the bright spot, up 8.3%. 02492 held a 3.5% gain. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Some of our ZIPs beat that. Some did not.
Buyers are still paying over list
Even with more supply, homes across the Primary market are still closing above list price. Every ZIP the Real Estate Data Aggregator tracked came in above 101%. 02131 led at 103.8%. More than half of homes in most ZIPs sold above list. That tells you demand is real, even if it is a little softer than a year ago.
- More homes came to market across the Primary market in the three months ending July 31, 2026. Buyers kept up.
- Prices dipped in most ZIPs, not sharply, but enough to matter if you are pricing a home.
- Homes still sold fast and still sold above list.
- The market is more balanced than it was a year ago.
- It is not slow.
One more thing: every street reads a little differently from the ZIP code around it. The numbers above are the whole ZIP. Your block may be tighter or looser than that.
