More homes hit the market, but Winchester and Arlington still feel tight
Here is the one thing that matters most right now: more homes are available, but there still are not many. The Real Estate Data Aggregator counted 110 homes for sale across Winchester and Arlington in the three months ending August 31, 2026. That is up 20.9% from a year before. Nationally, Realtor.com reported active listings grew to over 1.16 million year over year. So the trend is real. But 110 homes across three ZIP codes is still a short list.
For buyers, a few more choices showed up. For sellers, a few more competitors did too. Pricing and prep matter more now than they did a year ago.
Supply is up, but still very low
The Real Estate Data Aggregator put months of supply at 1.1 in ZIP 02474 and 1.2 in ZIP 02476, both Arlington. Winchester (01890) sat at 2.1 months. A balanced market is usually around six months. These three are nowhere near that. More homes came on, but demand absorbed most of them.
Prices moved in different directions
Winchester prices jumped. The Real Estate Data Aggregator put the median sale price in ZIP 01890 at $1,700,000, up 17% from the same three months in 2025. That is a big move. Arlington moved more quietly. ZIP 02474 came in at $1,132,500, up 3.9%. ZIP 02476 landed at $1,075,000, up just 1.1%. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Winchester ran well ahead of that. Arlington ran close to it.
| 01890 Winchester | 02474 Arlington | 02476 Arlington | |
|---|---|---|---|
| Median sale price | $1,700,000 | $1,132,500 | $1,075,000 |
| Price change vs. 2025 | up 17% | up 3.9% | up 1.1% |
| Months of supply | 2.1 | 1.1 | 1.2 |
| Median days on market | 21 | 21 | 21 |
| Sale-to-list ratio | 100% | 103.5% | 103.2% |
Homes still sold fast, but a little slower than last year
All three ZIP codes sat at a median of 21 days on market. That is quick. But it is longer than a year ago. The Real Estate Data Aggregator showed Winchester took 2 days longer, ZIP 02474 took 7 days longer, and ZIP 02476 took 9 days longer. Not a big shift, but the direction is clear. Buyers have just a little more time to think than they did in 2025.
Most homes still sold above list price
Even with more supply and slightly longer times, buyers were still competing. The Real Estate Data Aggregator counted 54.9% of homes in ZIP 02474 selling above list price. ZIP 02476 was at 50.7%. Winchester was at 46.8%, up 4.6 points from 2025. That said, the share selling above list dipped in both Arlington ZIPs year over year, down 6 points in 02474 and down 21.9 points in 02476. Pricing still matters a lot.
The national backdrop: rates and price cuts
Mortgage rates have climbed. Realtor.com reported rates surged above 7% for the first time since January 2025. Redfin put the weekly average at 7.32% for the four weeks ending October 25, 2026. That slows buyers down everywhere. Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Winchester and Arlington have not seen that kind of softness locally, but the national pressure is real.
What this means for homeowners here
More homes are coming on. Nationally, Realtor.com counted over 1.16 million active listings year over year. Locally, the Real Estate Data Aggregator showed 210 new listings across Winchester and Arlington in the three months ending August 31, 2026, up 6.6% from 2025. More competition is real. Homes that are priced right and show well are still getting offers above list. Homes that are not are sitting longer.
One more thing: pending sales dipped across the market. The Real Estate Data Aggregator counted 193 pending sales combined, down 6.3% from 2025. That is not a collapse. It is a signal that fewer buyers are pulling the trigger right now, likely because of rates.
- Supply is up 20.9% across Winchester and Arlington, but 1.1 to 2.1 months of inventory is still very tight.
- Prices are higher than a year ago in all three ZIPs.
- Homes are taking a few more days to sell, and fewer are going over list than in 2025. But most still do.
- The market is not soft.
- It is just a little less frantic.
