More listings are hitting Fenway and Kenmore Square, and buyers are using the time
The big shift: more homes are sitting longer. The Real Estate Data Aggregator counted 48 homes for sale in ZIP 02215 (The Fenway and Kenmore Square) in the three months ending July 31, 2026. That is up 29.7% from the same period a year before. And the median days on market hit 46 days, which is 22 days longer than last year. Sellers have more competition. Buyers have more time to look.
Rates are part of the reason buyers are taking their time. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate hit 7.30% last week, and Mortgage News Daily put it at 7.58% on Tuesday, September 30. That slows decisions. It also means buyers who do move are serious.
Prices are still up, even with more homes on the market
Here is something worth noting. Even with more supply and slower sales, prices in this ZIP held up. The Real Estate Data Aggregator put the median sale price at $754,000 for the three months ending July 31, 2026. That is up 11.7% from the same period in 2025. That is a real gain, not a rounding error.
For context, Realtor.com reported that median list prices fell 3.8% year over year across the Northeast region. Fenway and Kenmore Square moved the other way. That gap matters if you are thinking about what your home is worth.
Buyers are still closing, just not in a frenzy
The Real Estate Data Aggregator counted 38 homes sold in ZIP 02215 in the three months ending July 31, 2026. That is up 15.2% from a year before. Pending sales jumped 74.1% to 47 homes. So buyers are active, they are just not panicking into offers.
The average sale-to-list ratio came in at 97.1%, down 2.1 points from last year. And only 2.6% of homes sold above list price, down 27.7 points from 2025. That is a big shift. Bidding wars are not the story here anymore. Still, nearly 28 in 100 homes went under contract within two weeks of listing, up 1.8 points from last year. Price it right and it still moves.
