More listings are showing up, but Winchester and Arlington are still tight

By Eric Rollo

Here is the one thing to know as of October 25, 2026: more homes are coming to market, but demand is keeping up. That means sellers still have leverage, and buyers need to move with a plan.

The Real Estate Data Aggregator counted 110 homes for sale across Winchester and Arlington in the three months ending August 31, 2026. That is up 20.9% from the same period a year before. Nationally, Realtor.com reported active listings grew to over 1.16 million. So the trend is real, here and everywhere.

But here is the catch: the Real Estate Data Aggregator also counted 193 pending sales across the same three ZIP codes in the same period. Buyers are still writing contracts. Supply is up, but it is not loose.

Winchester: prices up sharply, but fewer homes are going under contract

In Winchester (ZIP 01890), the Real Estate Data Aggregator put the median sale price at $1,700,000 for the three months ending August 31, 2026. That is up 17% from the same three months in 2025. That is a big jump.

The flip side: homes sold dropped 12.2% year over year, and pending sales fell 22.1%. Fewer deals are getting done. Median days on market came in at 21 days, just 2 days longer than a year ago. Still fast.

The Real Estate Data Aggregator found that 46.8% of Winchester homes sold above list price, up 4.6 points from a year ago. And the average sale-to-list ratio held at exactly 100%. Sellers are still getting their price, but they need to earn it.

Arlington: two ZIP codes, two different stories

Arlington splits into two ZIP codes, and they are moving differently right now.

In 02474, the Real Estate Data Aggregator put the median sale price at $1,132,500, up 3.9% from a year ago. Homes sold fell 5.7%. The average sale-to-list ratio was 103.5%, meaning homes are still going over asking. But the share that sold above list dropped 6 points to 54.9%. Days on market: 21, which is 7 days longer than last year.

In 02476, the Real Estate Data Aggregator found the median sale price at $1,075,000, up just 1.1%. But sales volume jumped 35.3% and pending sales rose 44.4%. New listings were up 57.1%. That ZIP is busier, with more homes moving, even as the share selling above list fell 21.9 points to 50.7%.

What the national picture adds

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That matters for buyers budgeting right now. Higher rates mean higher monthly payments.

CNBC reported that a monthly payment on a median-priced home with a 30-year fixed mortgage took up roughly 33% of a median family's income in 2025. That was 26% in 2022. Affordability has tightened a lot in a short time.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is not the story in Winchester and Arlington yet, where sale-to-list ratios are still at or above 100%. But it is worth watching.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Winchester's 17% gain is well above that. Arlington's gains are more in line with the national pace.

What this means for you

For sellers: more competition is showing up. Winchester inventory rose 25% and 02476 new listings jumped 57.1%, per the Real Estate Data Aggregator. Prep and pricing still matter a lot. Homes are selling, but the share going over asking is slipping in parts of Arlington.

For buyers: you have a little more to look at. But with 1.1 to 2.1 months of supply across these ZIPs, this is still a tight market. More than half of homes in all three ZIP codes went under contract within two weeks of listing, per the Real Estate Data Aggregator.

In short
  1. Inventory is up 20.9% across Winchester and Arlington, and that gives buyers a bit more room.
  2. But 193 pending sales and 21-day medians across all three ZIP codes say demand is still there.
  3. Sellers who price right and show well are still getting full price or better.
  4. One street can read very differently from the whole ZIP, so the overall numbers only tell part of the story.
