More listings are showing up, but Winchester/Arlington is still moving fast

The big number right now: the Real Estate Data Aggregator counted 127 homes for sale across Winchester and Arlington in the three months ending July 31, 2026. That is up 14.4% from a year before. More choices for buyers, yes. A slow market? Nope.

More inventory is the headline, but speed tells the real story. The Real Estate Data Aggregator shows the median home in both 01890 (Winchester) and 02474 (Arlington Heights) sat on the market just 19 days. ZIP 02476 (Arlington Center/East Arlington) was even faster at 16 days. That is not a market taking a breather.

And sellers are still getting paid above ask. The Real Estate Data Aggregator put the average sale-to-list ratio at 104.3% in 02474 and 104.8% in 02476. Winchester (01890) came in at 100.9%. All three ZIPs are above 100%. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July. Winchester's 9.9% price gain puts it well ahead of that pace.

More listings, but buyers are not slowing down

The Real Estate Data Aggregator counted 285 new listings across Winchester and Arlington in the three months ending July 31, 2026, up 2.2% from a year before. That extra supply is real. But demand is keeping pace. The Real Estate Data Aggregator also counted 245 homes sold across the market, up 2.9% year over year. Supply and demand are both ticking up together. This fits a national picture: Realtor.com reported active listings grew to over 1.16 million homes for sale year over year as of September 30, 2026. More supply everywhere, yet Winchester and Arlington are still absorbing it.

Pending sales across the combined market did dip, down 6.3% year over year per the Real Estate Data Aggregator. That is worth watching. It could mean a few buyers are pausing. Nationally, Realtor.com reported mortgage rates surged above 7% for the first time since January 2025, and CNBC reported the average 30-year fixed rate hit 7.30% as of September 30, 2026. That kind of rate move can slow decisions. For renters weighing a purchase, Realtor.com reported the median asking rent in the Washington-Arlington-Alexandria metro area was $2,283 in August 2026, well above the national median of $1,699 for the 50 largest metros. That gap keeps the pressure on to buy when the right home shows up.

What this means if you own here

More competition than last year, full stop. The Real Estate Data Aggregator shows inventory up in all three ZIPs: up 13.7% in 01890, up 17.6% in 02474, and up 11.5% in 02476. Your home will share the page with more neighbors. Price it right and it still moves fast. The Real Estate Data Aggregator shows 61.3% of Winchester homes and 66.7% of Arlington (02474) homes went under contract within two weeks of listing.

One honest admission: the share of homes selling above list price fell in both Arlington ZIPs. The Real Estate Data Aggregator shows that share dropped 18.7 points in 02474 and 21.6 points in 02476 compared with a year ago. Winchester (01890) went the other way, up 14.4 points. The market is not uniform. One street can read very differently from the ZIP as a whole.

In short
  1. Winchester and Arlington have more homes for sale than a year ago, and buyers have a few more options.
  2. But speed is holding.
  3. Median days on market sits at 19 days or less in every ZIP, and more than 6 in 10 homes go under contract within two weeks.
  4. Nationally, Realtor.com reported nearly 1 in 5 listings (20.8%) took a price cut in September, the highest share since October 2022. That has not shown up here yet, but rising rates bear watching.
