More listings hit Charlestown, but buyers are still moving fast
More homes hit the market in Charlestown this summer. That is the good news for buyers. But the pace has not slowed down. The Real Estate Data Aggregator counted 56.1% of homes going under contract within two weeks, for the three months ending July 31, 2026.
Sixteen days. That is the median time from list to contract, per the Real Estate Data Aggregator. It did not move at all compared with the same period in 2025. More supply came in, and buyers absorbed it just as fast.
Inventory is up, but still tight
The Real Estate Data Aggregator counted 48 homes for sale and 122 new listings in Charlestown over those three months. Both numbers are up sharply from 2025. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026, the highest in years. Charlestown moved in the same direction. But 1.6 months of supply is still very lean. A balanced market sits closer to five or six months.
Prices climbed, and most homes sold over asking
The Real Estate Data Aggregator put the median sale price at $1,215,450 for the three months ending July 31, 2026. That is up 15.8% from the same period in 2025. The average home sold at 101.7% of its list price, up 0.3 points year over year. Not every home went above asking, but 45.7% did. That share is down 8.7 points from last year, so the frenzy has eased a little. Still, nearly half is a lot.
Sales volume jumped too
The Real Estate Data Aggregator counted 94 homes sold and 98 pending sales in Charlestown over those three months. Both are up from 2025. More listings came in, and more sales closed. The market absorbed the extra supply without missing a beat.
One thing to watch: mortgage rates
Rates are not helping buyers right now. CNBC reported the average 30-year fixed rate hit 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% that same week. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates mean higher monthly payments, which is worth knowing before you price or make an offer.
For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Charlestown's 15.8% gain, per the Real Estate Data Aggregator, ran well ahead of that national pace.
- Charlestown had more homes to look at this summer, up 26.3% in active listings and 27.1% in new listings, per the Real Estate Data Aggregator.
- But buyers did not slow down.
- Median days on market held at 16, 56.1% of homes went under contract within two weeks, and the median sale price rose 15.8% to $1,215,450. More choice, same speed.
One more thing: these are ZIP code numbers for 02129. One street can read very differently from the whole. A condo on a quiet side street and a townhouse on a main road are not the same market, even if they share a ZIP code.
