One part of Weymouth is moving FAST
These numbers are from the three months ending August 31, 2026. CNBC reported the average 30-year fixed rate climbed to 7.49% last week. That matters. And yet one ZIP code in Weymouth is still moving at a sprint.
ZIP 02188: the tightest market in Weymouth
The Real Estate Data Aggregator counted just 0.5 months of supply in ZIP 02188 for the three months ending August 31, 2026. That is the tightest reading of any Weymouth ZIP code. Only 9 homes were for sale, down 18.2% from a year before.
When supply is that low, buyers have almost nothing to choose from. Speed and clean terms matter a lot.
The Real Estate Data Aggregator found that 68.3% of homes in ZIP 02188 went under contract within two weeks of listing. That share is up 5.8 points from the same period in 2025. Nearly 7 in 10 homes were gone before most buyers even had a weekend to think.
The Real Estate Data Aggregator also counted 54 homes sold in ZIP 02188, up 38.5% from a year ago. More homes sold AND fewer were for sale. That is a real squeeze.
The Real Estate Data Aggregator shows homes in ZIP 02188 sold at 103.2% of list price on average. More than half, 53.7%, sold above asking. If you are pricing a home there, the data says pricing right brings real competition.
The rest of Weymouth: a different read
Not every ZIP is running at the same pace. That is worth knowing.
| 02188 | 02189 | 02190 | 02191 | |
|---|---|---|---|---|
| Median sale price | $675,000 | $560,000 | $650,000 | $640,000 |
| Months of supply | 0.5 | 2.1 | 1.1 | 1.9 |
| Sale-to-list ratio | 103.2% | 100.6% | 102.3% | 104.5% |
| Sold above list | 53.7% | 48.7% | 47.8% | 69.7% |
| Median days on market | 21 | 20 | 20 | 19 |
ZIP 02189 tells a different story. The Real Estate Data Aggregator counted 25 homes for sale there, up 56.3% from a year ago. Homes sold fell 30.2%. The median sale price dipped 13.8% to $560,000. More choices for buyers, more patience needed for sellers.
ZIP 02191 has its own twist. The Real Estate Data Aggregator shows the highest sale-to-list ratio of any Weymouth ZIP, at 104.5%. Nearly 7 in 10 homes there sold above asking. But supply is rising too, up 0.5 months from a year ago.
ZIP 02190 is the busiest by volume. The Real Estate Data Aggregator counted 67 homes sold there, up 19.6% year over year. Supply is still tight at 1.1 months, and homes sold at 102.3% of list on average.
What rates mean right now
CNBC reported the average 30-year fixed rate rose to 7.49% last week. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is the broader picture.
Weymouth's own numbers, especially in ZIP 02188, are running against that national trend. Rates are up, but local supply is down and prices are up 11.6% year over year in that ZIP. The two things can both be true at once.
- ZIP 02188 has 0.5 months of supply, a $675,000 median sale price, and 68.3% of homes under contract in two weeks.
- That is the tightest read in Weymouth right now.
- Other ZIPs have more room.
- One street can read very differently from the whole ZIP code.
