One part of Weymouth is moving FAST, with almost no supply
Rates are up. Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is real. But in one part of Weymouth, buyers are still competing hard.
These numbers cover the three months ending August 31, 2026. That is the period the Real Estate Data Aggregator counted. Not today, not last week. Keep that in mind as you read.
ZIP 02188: almost nothing for sale
The Real Estate Data Aggregator counted just 9 homes for sale in ZIP 02188 during that period. That is down 18.2% from the same three months in 2025. Supply dropped to 0.5 months. That is extremely tight.
With that little inventory, buyers had almost no room to wait. The Real Estate Data Aggregator found that 68.3% of homes in 02188 went under contract within two weeks of listing. That share grew 5.8 points from a year before.
More than half of homes sold above asking. The Real Estate Data Aggregator put that share at 53.7%, up 5 points year over year. The average sale came in at 103.2% of list price, also up 2 points.
For sellers in 02188, that tight supply can support strong pricing if the home is ready. For buyers, the right home may need a fast, clean offer.
The rest of Weymouth tells a different story
ZIP 02189 is not the same market. The Real Estate Data Aggregator counted 25 homes for sale there, up 56.3% from a year before. Months of supply rose to 2.1, up 1.2 months. The median sale price dipped to $560,000, down 13.8% year over year.
The share of homes selling above list in 02189 fell to 48.7%, down 19.2 points. Homes sold there dropped 30.2%. More supply, fewer buyers competing.
ZIP 02191 is somewhere in between. The Real Estate Data Aggregator found 69.7% of homes sold above list there, up 19.7 points. But supply grew too, with 20 homes for sale, up 33.3%. The median sale price slipped 1.7% to $640,000.
ZIP 02190 saw the most sales. The Real Estate Data Aggregator counted 67 homes sold, up 19.6%. The median price was $650,000, nearly flat at up 0.4%. Months of supply held at 1.1, just slightly lower than a year before.

The wider picture
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That is the backdrop Weymouth buyers and sellers are working in.
Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Higher for longer is the working assumption right now.
Still, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices nationally are not falling, just slowing.
- ZIP 02188 is tight: 0.5 months of supply, 53.7% of homes above list, and nearly 7 in 10 under contract within two weeks.
- The other Weymouth ZIPs have more room.
- One street can read very differently from the ZIP code next to it.
- Rates above 7% are real, but they have not stopped competition in the tightest corners of this market.
