One part of Weymouth is still moving VERY fast
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That slowed things down in parts of Weymouth. But not all parts. In ZIP 02188, the Real Estate Data Aggregator counted just 0.5 months of supply in the three months ending August 31, 2026. That is razor thin. It changes what buyers and sellers need to do.
So what does 0.5 months mean? It means the shelves are nearly empty. The Real Estate Data Aggregator counted only 9 homes for sale in 02188 during that period, down 18.2% from the same months in 2025. Buyers have very little to choose from. That is why they move fast.
Nearly 7 in 10 homes in 02188 went under contract within two weeks
The Real Estate Data Aggregator found that 68.3% of homes in 02188 went under contract within two weeks of listing. That is up 5.8 points from the same period in 2025. If you are a buyer here, you need your financing ready before you find the home, not after.
Sellers in 02188 are winning on price too. The Real Estate Data Aggregator put the average sale price at 103.2% of list, up 2 points year over year. More than half of homes, 53.7%, sold above asking price. The median sale price hit $675,000, up 11.6% from the same months in 2025.
The rest of Weymouth tells a different story
Not every ZIP code in Weymouth looks like 02188. The Real Estate Data Aggregator shows East Weymouth (02189) had 2.1 months of supply, up 1.2 months from 2025. The median sale price there dipped 13.8% to $560,000. Homes sold above list in only 48.7% of sales, down 19.2 points year over year. That is a real shift.

North Weymouth (02191) is worth a closer look. The Real Estate Data Aggregator found that 69.7% of homes there sold above list price, up 19.7 points year over year. The sale to list ratio hit 104.5%. Supply is tighter than East Weymouth at 1.9 months, though the median price dipped 1.7% to $640,000.
South Weymouth (02190) landed in the middle. The Real Estate Data Aggregator counted 67 homes sold, the most of any Weymouth ZIP, and 1.1 months of supply. The median sale price was $650,000, up just 0.4% from 2025. About 47.8% of homes sold above list, down 9.3 points year over year.
Rates above 7% are real. So is the demand in 02188.
Realtor.com reported that 20.8% of listings nationally took price cuts in September 2026, the highest share since October 2022. That is the backdrop. But in 02188, the Real Estate Data Aggregator still counted 41 pending sales and 54 closed sales in three months. Buyers are absorbing the rate hit and moving anyway.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. In 02188, the Real Estate Data Aggregator shows prices rose 11.6% over the same window. Local and national are two very different numbers right now.
