Outer Cape has a part where prices dipped, but demand got stronger
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. But the Outer Cape is not one market. It is several, and at least one moved in a very different direction.
The ZIP that bucked the national trend
In ZIP 02667, the Real Estate Data Aggregator counted 20 homes sold in the three months ending July 31, 2026. That is up 53.8% from the same months of 2025. At the same time, the median sale price fell 16.4%, to $920,000.
Lower price, way more buyers. That is a real shift. Buyers may have more room to negotiate on price. Sellers still have proof that demand showed up, and showed up fast.
The Real Estate Data Aggregator put the median days on market in 02667 at just 10 days. That is 35 days shorter than the same period a year before. Homes priced right are not sitting.
That 100.6% sale-to-list ratio means homes in 02667 sold above their asking price on average, per the Real Estate Data Aggregator. And 25% of homes sold above list price, up 17.3 points from a year before. The price dipped, but buyers competed.
How the rest of the Outer Cape looked
Not every ZIP saw prices fall. Most of the market held steady or moved up. Here is how the Real Estate Data Aggregator counted the three months ending July 31, 2026, across the ZIPs it tracks.

02633: fast and busy
The Real Estate Data Aggregator counted 41 homes sold in 02633 in the three months ending July 31, 2026, up 20.6% from a year before. The median sale price rose 1.6%, to $1,335,000. More than half of homes, 53.7%, went under contract within two weeks of listing. That is up 15.5 points year over year.
02657: inventory fell, pace picked up
The Real Estate Data Aggregator showed 78 homes for sale in 02657 in the three months ending July 31, 2026. That is down 27.1% from a year before. New listings fell 25% too. Less supply, more competition: the median days on market dropped 53 days, to 30.
02642 and 02653: prices moved in opposite directions
In 02642, the Real Estate Data Aggregator put the median sale price at $852,750, up 7.3% year over year. In 02653, it fell 16.1%, to $799,500. But sales in 02653 rose 25%, and 40.5% of homes went under contract within two weeks, up 14.6 points. Again: lower price, stronger demand.
02650: tightest supply on the Cape
The Real Estate Data Aggregator counted just 7 homes for sale in 02650 in the three months ending July 31, 2026. That is 2.1 months of supply, the lowest of any ZIP here. The median sale price was $1,968,050, and 30% of homes sold above list price.
02652 and 02666: smaller volumes, slower pace
The Real Estate Data Aggregator counted 11 homes sold in 02652 and 7 in 02666 during the three months ending July 31, 2026. Smaller sample sizes mean one or two sales can move the numbers. In 02666, no homes sold above list price. In 02652, 9.1% did. Both had about 5.3 months of supply.
02663: no local count data
The Real Estate Data Aggregator has no counts for 02663 in this period. What we know for that part of the market comes from the wider picture. The Federal Housing Finance Agency reported U.S. house prices were up 2.6% year over year through July 2026. Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com.
Those national headwinds matter everywhere, including 02663. Higher rates make buyers more careful about price.
What this means for you
If you own in a ZIP where price fell but sales rose, you are not in a broken market. You are in a recalibrated one. Buyers came, they just paid less. Pricing to that reality is what gets a home sold in 10 days instead of 45.
If you own where supply shrank and days on market dropped, you have less competition than a year ago. That is a real advantage, as long as the price is honest.
