Outer Cape prices are splitting, depending on which part you watch

By Eric Rollo
Real estate, Outer Cape

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. On the Outer Cape, that number tells you almost nothing. The Real Estate Data Aggregator counted the three months ending August 31, 2026, and the spread here ran from up 23.8% to down 21%, depending on which ZIP code you watch. One market is not behaving like another right now.

The price split, ZIP by ZIP

These are the median sale prices the Real Estate Data Aggregator recorded for the three months ending August 31, 2026. The range is wide. That matters if you are pricing a home or setting a budget.

The two ZIPs with year-over-year price data tell opposite stories

The Real Estate Data Aggregator has year-over-year price changes for four ZIPs. Two moved sharply in opposite directions.

ZIP 02657 (Provincetown area) saw the median climb to $1,300,000, up 23.8% from the same three months in 2025, per the Real Estate Data Aggregator. New listings there fell 23.5% year over year. Fewer homes to choose from, and prices responded.

ZIP 02667 (Wellfleet area) went the other way. The Real Estate Data Aggregator put the median at $895,000, down 21% from a year ago. But here is the honest part: sales volume jumped 125% year over year, and homes sold in a median of 19 days. Prices dipped, but buyers showed up in force.

Speed and competition look very different across the Cape

Days on market and the share of homes going above list price tell you how competitive each pocket really is. The Real Estate Data Aggregator tracked both for the three months ending August 31, 2026.

ZIP 02633 (Chatham area) moved fast. The Real Estate Data Aggregator counted 43.9% of homes going under contract within two weeks of listing. That is the highest quick-contract rate of any ZIP with data here. Median days on market: 20.

ZIP 02653 (Orleans area) was close behind. The Real Estate Data Aggregator put 36.8% of homes under contract within two weeks, up 27.1 points from a year ago. Homes for sale there fell 29.6% year over year, so buyers had less to pick from.

ZIP 02666 (Truro area) had no homes sell above list price in this period, per the Real Estate Data Aggregator. ZIP 02650 (Monomoy area) had 33.3% sell above list. Same Cape, very different dynamics.

What the national picture adds

Nationally, sellers are outnumbering buyers right now. Realtor.com reported active listings topped 1.16 million homes in September 2026, and price cuts hit 20.8% of listings, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, per Realtor.com.

That national pressure is real. But the Outer Cape is not one market. Some ZIPs here are moving faster and pricing higher than a year ago. Others are not. That is the whole point.
