Price cuts are up nationally, but Upper Cape prices are not moving one way

Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That is a real signal. But the Real Estate Data Aggregator counted homes across the Upper Cape for the three months ending August 31, 2026, and the story here is not one thing. One ZIP code saw the median sale price rise 36.3% year over year. Another fell 19.6%. That gap is why the national headline does not tell you much about your home.

The two ends of the Cape price swing

Biggest price gain: 02635 (Cotuit area) · Median sale price
Biggest price gain: 02635 (Cotuit area) · Change vs. last year
Biggest price gain: 02635 (Cotuit area) · Homes sold
Biggest price gain: 02635 (Cotuit area) · Median days on market
Biggest price drop: 02655 (Osterville area) · Median sale price
Biggest price drop: 02655 (Osterville area) · Change vs. last year
Biggest price drop: 02655 (Osterville area) · Homes sold
Biggest price drop: 02655 (Osterville area) · Median days on market

Both ZIPs sit above $1 million. Both had homes sell. But the Real Estate Data Aggregator shows one moved up sharply and one moved down sharply. That is not a contradiction. It is what happens when each neighborhood runs on its own supply and demand.

Rates make the backdrop harder

CNBC reported that the average 30-year fixed rate on conforming loans hit 7.49% last week. Fannie Mae, as reported by CNBC, forecasts that rate averaging 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates slow buyers down. That is part of why pricing your home right matters so much right now.

Median sale prices across Upper Cape ZIP codes

Year-over-year price change: who went up, who went down

The Real Estate Data Aggregator shows eight ZIP codes with prices up year over year and five with prices down. That is not a market going one direction. It is a market where the right price for your home depends on your street, not the national news.

How fast are homes moving?

ZIP 02540 had the fastest median at 19 days, which the Real Estate Data Aggregator shows is 19 days shorter than the same period last year. ZIP 02655 was the slowest at 39 days, up 8 days from a year ago. Speed varies a lot by area.

What share of homes sold above list price?

ZIP 02644 had 40.9% of homes sell above list. ZIP 02635 had just 5.6%, down 16.6 points from last year. Same market, very different results. That is the whole story in two numbers.

Supply: how many months of homes are out there?

Most Upper Cape ZIPs sit under 4.6 months of supply. ZIP 02632 is the tightest at 1.3 months. ZIP 02543 is a different story entirely: the Real Estate Data Aggregator counted 24.5 months of supply there on just 1 sale, so that number reflects a very thin market, not a broad trend.

The national picture adds context

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July on a seasonally adjusted basis. Realtor.com reported active listings nationally topped 1.16 million homes in September. More supply nationally, combined with rates above 7%, is pushing sellers to cut prices. The Upper Cape is not immune to that pressure. But the local numbers show it is landing differently by ZIP.

In short
  1. Nationally, Realtor.com says nearly 1 in 5 listings had a price cut in September.
  2. Here, the Real Estate Data Aggregator shows the Upper Cape running in opposite directions at once.
  3. Some ZIPs are up double digits.
  4. Some are down.
  5. Homes that priced well are still moving fast.
  6. The ones that did not are sitting longer.
  7. Your ZIP code, and really your street, is what matters.

These are market-wide numbers for the three months ending August 31, 2026. One street can read very differently from the whole ZIP code. A smaller home, a waterfront lot, a condo versus a single family, all of those shift the picture. If you want to know where your specific home sits, text me.
