Roslindale is still tight, even with 7% mortgage rates

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers. But in Roslindale, the market barely blinked.

The Real Estate Data Aggregator counted just 1.5 months of supply in ZIP 02131 for the three months ending July 31, 2026. That is actually down 0.2 months from the same period in 2025. Less inventory, not more.

The Real Estate Data Aggregator found that 55.9% of Roslindale homes went under contract within two weeks of listing. That is down 3.6 points from a year before, so a few more homes are taking longer. But more than half still moved in two weeks. Timing still matters here.

The Real Estate Data Aggregator put the median sale price in Roslindale at $774,500 for the three months ending July 31, 2026. That is up 8.3% from the same months of 2025. For context, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% over the same year. Roslindale ran well ahead of the national pace.

The Real Estate Data Aggregator found 55.1% of Roslindale homes sold above list price. That is down 4.9 points from a year ago. Not every home is drawing a bidding war now. But sellers are still, on average, getting 103.8% of their asking price.

What about the national picture?

Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That looseness has not reached Roslindale yet. The Real Estate Data Aggregator counted only 51 homes for sale here during the period, down 3.8% from a year before.

CNBC reported the average 30-year fixed rate hit 7.30% and briefly touched 7.58% in late September 2026. Higher borrowing costs slow buyers down. In most of the country, that is showing up in more inventory and more price cuts. In Roslindale, supply is still razor thin.

In short
  1. Rates above 7% are real, and 3 extra days on market is a small honest sign of that pressure.
  2. But 1.5 months of supply, 55.9% of homes under contract in two weeks, and prices up 8.3% tell you Roslindale is still a tight market as of October 4, 2026.

One more thing: these are ZIP code numbers. One street can read very differently from the whole 02131 picture. A block closer to the village center, or one a little further out, can move faster or slower than the averages above.
