Roslindale prices rose even with mortgage rates above 7%
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is real pressure on buyers. But Roslindale prices did not budge down. They went up.
The Real Estate Data Aggregator counted 96 homes sold in ZIP 02131 in the three months ending August 31, 2026. That is up 11.6% from the same months a year before. More sales AND higher prices. That combination points to real demand, not just a thin market with one big sale pulling the number up.
Sellers are still getting above asking
The Real Estate Data Aggregator shows the average sale came in at 103.4% of list price. That is up 1 point from a year ago. More than half of homes, 52.1%, sold above list. That share is down 1.4 points from last year, so the edge softened a little. But over-asking sales are still the norm here, not the exception.
Roslindale vs. the national picture
Nationally, the Federal Housing Finance Agency reported U.S. home prices rose just 2.4% year over year through August 2026. Roslindale's 11.6% gain is well above that pace. CNBC reported the median U.S. home sale price actually fell 0.1% year over year in October. Roslindale is moving in the opposite direction.
Supply is still tight
The Real Estate Data Aggregator counted 49 homes for sale in Roslindale during the period. That is up 8.9% from a year ago. A little more choice for buyers. But 1.6 months of supply is still very lean. Six months is considered balanced. At 1.6 months, sellers hold the upper hand. New listings slipped 2.3% from a year ago, so fresh supply is not rushing in.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Price cuts hit 20.8% of listings nationally, the highest share since October 2022. Roslindale is not seeing that same pressure. Local supply is tight and prices are holding.
Buyers are still moving fast
The Real Estate Data Aggregator shows 52% of Roslindale homes went under contract within two weeks of listing. That share is down 3.9 points from a year ago, so buyers have a tiny bit more time. But half the market is still gone in two weeks. Pending sales reached 77 in the period, up 13.2% from a year ago. Demand is not fading.
- Rates above 7% slowed some buyers nationally.
- In Roslindale, the Real Estate Data Aggregator shows prices up 11.6%, sales up 11.6%, and homes still selling in a median of 21 days.
- Supply sits at 1.6 months.
- The market here is not the national market.
