Roslindale prices rose faster than the national trend
Here is the number that matters most for Roslindale homeowners right now. The Real Estate Data Aggregator counted a median sale price of $791,000 in ZIP 02131 for the three months ending August 31, 2026. That is up 11.6% from the same three months in 2025. The Federal Housing Finance Agency put the national year-over-year gain at 2.6%. Roslindale ran more than four times faster than the country as a whole.
That gap is real equity for homeowners who have been here a while. For buyers, it means pricing strategy matters a lot. Roslindale is not moving with the national market. It is moving ahead of it.
Homes are still selling fast, and mostly over asking
The Real Estate Data Aggregator shows the median days on market was 21 days for the three months ending August 31, 2026. That is only one day longer than the same period in 2025. Not a big shift. The average sale came in at 103.4% of list price, up 1 point from a year before. More than half of homes, 52.1%, sold above list price. That share slipped 1.4 points from last year, so not every home got a bidding war. But the majority still did.
More sales, a little less supply
The Real Estate Data Aggregator counted 96 homes sold in the three months ending August 31, 2026. That is up 11.6% from a year before. Pending sales rose too, up 13.2% to 77 homes under contract. Meanwhile, new listings slipped 2.3% to 84. Supply stayed tight. The Real Estate Data Aggregator put months of supply at 1.6 months, unchanged from a year ago. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Roslindale is a different story from that national picture.
The national rate picture adds pressure for buyers
Rates matter here. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC noted that a monthly payment on a median-priced home now takes roughly 33% of a median family's income. That was 26% in 2022. Higher rates squeeze buyers. In Roslindale, where prices are also climbing fast, that squeeze is real. Pricing a home right is not just a seller's problem. It shapes who can actually close.
One more thing worth knowing
The Real Estate Data Aggregator shows 52% of Roslindale homes went under contract within two weeks of listing, for the three months ending August 31, 2026. That share is down 3.9 points from a year before. So the market is still quick, just a little less automatic than it was. Price and condition still do the heavy lifting.
- Roslindale's median price hit $791,000, up 11.6% year over year, per the Real Estate Data Aggregator.
- That is well above the 2.6% national gain the Federal Housing Finance Agency reported.
- Homes are selling in 21 days on average, and most are closing above list.
- Supply is tight at 1.6 months.
- But with rates above 7% and affordability stretched, where you price matters more than ever.
- One street can read very differently from the ZIP code as a whole.
- If you want to know what your block looks like, I am happy to dig in.
