Some Metrowest sellers have more leverage than others

Real estate, Metrowest

Not every Metrowest seller is in the same spot right now. The Real Estate Data Aggregator counted 898 homes sold across Metrowest in the three months ending August 31, 2026, up 4.5% from the same months of 2025. More homes are selling. But supply tells a very different story depending on where you are.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Metrowest is not one market. Some parts of it look nothing like that national picture. Others look a lot like it.

The supply gap is the whole story

The Real Estate Data Aggregator put Wellesley (02482) at just 0.9 months of supply. Dover (02030) sat at 4.1 months. That is a big difference in the same region, in the same three months.

Six months of supply is often called a balanced market. Every town here is below that. But 0.9 months and 4.1 months feel very different when you are pricing a home or writing an offer.

Where sellers still hold the cards

Wellesley (02482) is the tightest spot in Metrowest right now. The Real Estate Data Aggregator counted just 0.9 months of supply there, down 0.5 months from a year ago. Homes for sale fell 26.9% year over year. The median sale price came in at $1,865,000, and homes went under contract in a median of 18 days. Nearly half, 48.9%, were under contract within two weeks of listing.

Natick (01760) is nearly as tight. The Real Estate Data Aggregator counted 1.1 months of supply there, down 0.5 months from a year ago. Homes for sale dropped 27.8% year over year. The median sale price was $911,000. Prices dipped 4.1% from last year, so it is not all upside for sellers, but demand is clearly still there.

Sherborn (01770) is a standout. The Real Estate Data Aggregator put the median sale price at $1,475,000, up 11.3% from a year ago. The average sale price came in at 102.8% of list, up 2.3 points. And 64.3% of homes sold above list price. That is the highest above-list share of any town in this data.

Where buyers have more room

Dover (02030) is the other end of the spectrum. The Real Estate Data Aggregator counted 4.1 months of supply there, up 1 full month from a year ago. The median days on market was 41 days, 18 days longer than last year. Only 5% of homes sold above list price, down 28.3 points from the same period in 2025. The average sale price was 96.7% of list. Buyers in Dover are paying below asking, on average.

Southborough (01772) also shows signs of softening. The Real Estate Data Aggregator counted 3 months of supply, up 1.7 months from a year ago. Homes for sale jumped 88.2% year over year. The median sale price was $976,000, down 0.9%. Only 39.4% of homes went under contract within two weeks.

Weston (02493) sits at 2.9 months of supply. The median days on market was 44 days, 19 days longer than last year. Only 14.3% of homes went under contract within two weeks of listing, down 9.4 points. That is the lowest quick-sale rate in this data.

The national backdrop

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers everywhere. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. So prices nationally are still moving up, just more slowly.

That 20.8% price-cut share nationally from Realtor.com is worth keeping in mind. Metrowest is tighter than most of the country. But Dover and Southborough are starting to look more like the national story than like Wellesley or Natick.

Town by town: the full picture

What this means for you

If you are selling in Wellesley, Natick, Sherborn or Ashland, the data still leans your way. Price it right and you can expect competition. If you are selling in Dover, Southborough or Weston, buyers have more choices and more time. Pricing to the market matters more, not less.

If you are buying, knowing the supply number for your specific town is more useful than any headline about Metrowest overall. 0.9 months and 4.1 months call for very different strategies.

In short
  1. Metrowest sold 898 homes in the three months ending August 31, 2026, up 4.5% from a year earlier.
  2. But supply ranged from 0.9 months in Wellesley to 4.1 months in Dover.
  3. One number does not describe this market.
  4. Your town's number is the one that changes what you should do.

One more thing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP it sits in. Reach out and I can tell you what the data looks like right around your home.
