Weymouth sales rose even as listings slipped

Here is the number that changes everything for Weymouth sellers right now. The Real Estate Data Aggregator counted 186 homes sold across Weymouth in the three months ending July 31, 2026. That is up 8.1% from the same stretch in 2025. At the same time, homes for sale fell 6.7% to just 84. More buyers, fewer choices. That is the whole story in two lines.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Weymouth is moving the other way. Inventory here shrank while it grew elsewhere. That is worth knowing if you are deciding when to list or when to offer.

What each ZIP code is doing

The four ZIP codes tell different stories. Two had more sales. Two had fewer. Prices moved in opposite directions. One street can read very differently from the ZIP code around it.

ZIP 02188: tightest supply in Weymouth

The Real Estate Data Aggregator counted 46 homes sold in ZIP 02188, up 17.9% from a year before. The median sale price came in at $674,950, up 5.5%. Only 14 homes were for sale, down 17.6%. That is 0.9 months of supply. Homes here are not sitting. The median was 21 days on market.

The Real Estate Data Aggregator shows that 54.4% of homes in 02188 sold above list price, even though that share slipped 9.7 points from last year. The average sale still landed at 103% of list. Buyers are competing, just a little less fiercely than before.

ZIP 02189: more choices, softer prices

ZIP 02189 is the outlier. The Real Estate Data Aggregator shows the median sale price fell to $485,000, down 23% from the same period in 2025. Homes sold dropped 9.5% to 38. Inventory rose 27.8% to 23 homes. That is 1.9 months of supply, the highest of any Weymouth ZIP.

Even so, 75% of homes in 02189 went under contract within two weeks of listing, per the Real Estate Data Aggregator. Speed is still there. The price dip and the inventory rise are worth watching, but homes that are priced right are still moving fast.

ZIP 02190: biggest sales jump in town

ZIP 02190 had the most activity. The Real Estate Data Aggregator counted 72 homes sold, up 22% from a year before. The median sale price was $647,000, up 1.9%. Inventory fell sharply, down 23.7% to 29 homes. Months of supply dropped 0.8 months to just 1.2.

Pending sales in 02190 rose 16.1% to 65, per the Real Estate Data Aggregator. That pipeline points to continued activity heading into fall. Days on market ticked up 2 days to 20, a small move and still very quick.

ZIP 02191: strongest price growth, fastest pace

ZIP 02191 saw the biggest price gain. The Real Estate Data Aggregator put the median sale price at $680,000, up 14.8% from a year before. The median days on market was 18, one day faster than last year. And 66.7% of homes sold above list price, up 19.8 points.

That 103.8% sale-to-list ratio, up 2.9 points, is the highest of any Weymouth ZIP. The Real Estate Data Aggregator shows homes sold fell 6.3% to 30, so fewer homes traded hands. But the ones that did sold strong and fast.

The national picture is different

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Realtor.com also noted mortgage rates climbed above 7% for the first time since January 2025. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026.

Weymouth's median prices in three of four ZIP codes beat that 2.6% national figure. That is not a guarantee of anything, but it does show local demand held up even as the national picture got more complicated.
